Juniper Creek Townhomes, Pinehurst, NC | Golf Condos in Pinehurst

Juniper Creek Townhomes are located just northeast of the Pinehurst traffic circle right off Juniper Creek Blvd., the main drive inside the Pinehurst No. 6 Subdivision.  Many of these townhomes, built in the 80’s and 90’s are golf front or have nice golf views.  There are both 3 bedroom and 2 bedroom plans, and interior square footage ranges from about 1,000 to 1,500.  Some units have single car attached garages.  Many of the townhomes in Juniper Creek come with transferrable Pinehurst CC golf memberships allowing for golf privileges at course’s 1-6.  The current transfer fee is $12,000. 

These units are very affordable and range in price from about $150k to $180k.  They make an excellent Pinehurst golf getaway vacation unit.  Some owners also rent them out short-term to defray ownership and maintenance costs.

Fairwoods on 7 Homes for Sale, Pinehurst, NC | Current Listings in Fairwoods on 7

Fairwoods on 7 is a gated luxury golf home community, its golf course (Pinehurst No. 7) is part of  Pinehurst Country Club.  The community is located in a very convenient spot, and can be accessed off Hwy. 15/501 just south of the Pinehurst traffic circle or off of Midland Rd./Route 2 east just before reaching the circle. It’s just a short drive to the heart of the Village of Pinehurst. 

Playing privileges at #7 do not automatically come with the standard Pinehurst membership (course’s 1-6).  Pinehurst members have the opportunity to pay an additional $10,000 initiation fee to belong to the course and a nominal amount of incremental monthly dues.  For those individuals or couples looking to play a lot of golf, ”buying up” for privileges at 7 is a great decision.  

Homes in Fairwoods on 7 are higher priced versus most surrounding Pinehurst communities.   Home sizes are larger, from about 2,500 s.f. to 6,000 s.f.  Past sales over the last couple of years have ranged from about 400k to a little over 1.2 million.   Currently there are nine homes for sale in Fairwoods on 7; the lowest at $599k and the highest at $2.225 million.

Champions Ridge Homes for Sale, Mid South Club, Southern Pines, NC | Mid South Club Homes for Sale

Champions Ridge is a developing section within the popular Mid South Club.  These cottage style single family units began construction several years ago and are drawing a lot of interest from buyer prospects seeking mid sized home w/ nice finish work and no exterior maintenance a gated golf community.  The developers are offering five different cottage floor plans (The Hogan, The Palmer, The Nicklaus, The Jones and The Donald Ross) and the units range from about 2,200 to 2,700 s.f. They offer 3 and 4 bedroom plans and all have high-end rich finish work and very impressive features.  There’s a mix of “golf view” and “golf front” units.  Prices generally range from the high 300’s to the high 400’s. 

Most Champions Ridge homes come with a transferrable Mid Tal membership.   The buyer would pay a transfer fee (currently $12,500) at closing.

Talamore Golf Club Properties for Sale | Homes for Sale in Talamore, Southern Pines, NC

Talamore is a very popular non-gated golf community in the Pinehurst-Southern Pines area.   Located in a prime and very convenient location, the community features a top rated (Golf Digest 4 star) course designed by the well known Rees Jones.   There are two entrances:  the main entrance (Talamore Drive) is located off Midland Road right across from Knollwood Village.  You can also access Talamore off Knoll Road (Highland View) while traveling through Longleaf CC, its neighbor to the west.

You’ll find both single family homes and furnished golf villas inside Talamore.  The 98 golf villas were built between 1995 and 2005.   There’s a mix of golf view, reservoir park wooded view (Southern Pines Reservoir Park) and interior units.   The floor plans are 2 BR, 2 BA and total about 1,200 s.f. for most.  There a fewer number of scaled down 2 BR models and 3 BR plans.  These units are excellent for investors or those looking for a great golf getaway location and a low cost membership opportunity to Mid South and Talamore (Mid Tal membership).  Many owners opt to put their unit on Talamore’s short-term rental program to defray their ownership costs.   Current asking prices for the villas range from the mid 100’s to low 200’s.

The single family homes and quite large patio homes are located along Talamore Drive, Highland View, Glen Devon Drive, McNish Road and Scots Glen (close to the main entrance).   Single family home prices inside Talamore generally range from the high 200’s to the high 400’s.  The very spacious patio homes along Talamore Drive and Highland View offer great views of the 1st and 2nd holes .    Most of the single family homes inside Talamore are golf front.

Another great thing about buying membership property in Talamore is the fact you also get membership to Mid South Club, located across the street a  little further west down on Midland.   (Check out my other blogs and golf community information on my site about Mid South).  Most of the properties have active memberships, meaning buyers can “transfer” them into their names upon purchase for a one-time fee, currently $12,500.  Then they choose their level of monthly dues.

Whether you are a prospective purchaser or current homeowner in Pinehurst NC, you’re probably wondering how are market has been faring so far in 2009.  The numbers below give you monthly comparisons for single family units inside Pinehurst for November ‘09 and ’08, as well as YTD through November 30th. 

Not surprisingly, the YTD average sales price shows a decline of about 6%.  Sales volume so far in ‘09 is down about 11%, and average days on market has risen to 160 from 138.  Many regions throughout the U.S. are experiencing similar or even more severe price and volume declines. 

Interestingly, when comparing November ‘09 to November ‘08, we saw a fairly big jump in number of units sold this year.  The big question is…..will that monthly uptick continue in the coming months?  We shall see…..

Though the overall economic climate is not great by any stretch, there are some positive signs/influencers that should assist the housing market’s recovery.  Mortgage rates recently fell to all time lows.  The pending home sales index just hit an all time high for annual growth.  And of course the recently expanded home buyer tax credits available through April of ‘10.

Mid South Club Condos for Sale | Condos in Mid South Club, Southern Pines, NC

Mid South Club not only offers one of the area’s most highly rated Palmer designed courses.  The community is in a growth mode currently with plenty of development underway.   Single family homes are a major part of this development, but there are also some real attractive options for those seeking modern luxury no maintenance condo living.

Camden Villas, an Epcon community, is a very attractive option for those seeking single level living with total square footage under 2,000.  These units have 2-car garages and come with a Mid-Tal Holly membership.  The Holly membership allows for reduced green fees four times per month (total rounds at Mid South and Talamore).  Residents of Camden Villas will have their own clubhouse that will among other things include game, meeting and fitness rooms.  They will also have access to all the Mid South facilities and Mid-Tal Holly membership golf privileges.    Currently  there are four units listed for sale ranging from $259,900 to $359,900.  

Another option for those buyers seeking a high end totally furnished luxury unit are the Mid South golf lodges that flank the beautiful recently constructed Mid South Clubhouse.  Beyond the wonderful views, these units offer owners rich interior finish work (hardwood, tile, granite ss appliances, fireplaces) and plenty of interior living space.  They are 2 BR, 2 .5BA units, built in ‘05.  No garages, but plenty of parking and you are just steps away from the awesome Mid South Club tees.  Also, these units can be rented short-term so there is some income potential.

Pinehurst Manor is a very popular Pinehurst condo subdivision located just south of the Pinehurst traffic circle, with the entrance on the northbound side.  The community backs up to National Golf Club.  It is comprised of 1 and 2 BR condos, some with a nice loft area upstairs.  The units were built in the 80’s and are moderately priced versus other condos in the area.   These condos are excellent first time homebuyer, investor, or Pinehurst golf getaway condo opportunities.
