Buying a condo in Pinehurst as a second home or investment property offers many potential benefits.  Aside from an opportunity to reap the financial benefits of any future appreciation in the property, condo owners have the ability to join one of the most famous golf clubs in the country, Pinehurst Country Club.  A good percentage of the homes in Pinehurst (including condos and townhomes) come with “transferrable memberships.”  This means the seller has an active Pinehurst membership on his/her home and that any new owner has the ability to pay a fee (transfer fee) to maintain that membership as the new property owner.  The current transfer fee is $12,000.  Monthly dues for Pinehurst members range from $82 for Social to $335 (Courses 1-6) for Full.

Before initiating your search for a condo, ask yourself the following questions:  1) Do you want a Pinehurst membership? If you’re not an avid golfer, you may be better off searching for a Pinehurst condo without an active membership.  Keep in mind that membership properties are priced higher than non-membership properties since it currently costs $40,000 for a new membership on non-membership properties versus the $12,000 transfer fee for membership properties.   2) Do you want to rent your condo out on a short-term rental program and, if so, what do you expect or need to receive in income?  These programs are great for owners who only spend a few weeks out of the year, but the annual net income is not as substantial as many initially expect.
