Before working in any capacity with buyers, I will provide and review with them the state required Working With Real Estate Agents disclosure. The purpose of this disclosure is to describe to consumers the various types of working relationships both buyers and sellers can establish with real estate agents.
Every Realtor has their own practices as to how they will work with buyers. Some ask for a formal commitment (Buyer’s Agency Agreement) right away and others do not require one until the offer is ready to be submitted. Generally, I will not ask for buyer prospects to sign a Buyer Agency Agreement until they become serious buyers, as described by the bullet points below.
The Early Stage Buyers
- researching properties on-line from out of state
- have not yet decided to buy in Pinehurst and what to see a few homes
- have decided to buy in the long-term (generally over a year) and just want to spend some time touring their options
The Serious Buyer
- is almost certain they will be buying within the next year
- has already had the opportunity to get to know me and my style
As a professional looking to be successful for many years to come in the Pinehurst area real estate market, I must manage my time and resources efficiently. After a good amount of thought (and some early learning experiences) I decided it was entirely reasonable to ask for a formal commitment from the “Serious Buyer.” Again, in the vast majority of transactions, the seller pays the commission to both the buyer’s and seller’s agent and commissions are only paid after a transaction closes. It is my belief, this mutual commitment works out best for both parties.
Of course, you the potential buyer are the one who makes the ultimate choice.
